You know what really caught me off guard about Academic Apartment Brno? I was expecting some basic student housing vibe when I saw the name, but this place is actually a proper apartment that happens to be perfectly located near the university district. Walking up to 34 Bayerova – it’s on the second floor, by the way – I realized I’d stumbled onto something that locals probably use as their go-to recommendation for visitors who want more than just a hotel room.
The 62 square meters genuinely feels spacious, which is saying something for European city standards. There’s this 2+1 layout that means you get a proper living area separate from the bedroom, plus that extra smaller room that works perfectly as an office space or – honestly – just somewhere to dump all your stuff without making the place look like a tornado hit it. The kitchen is what really sold me though. I mean, you can actually cook here, not just heat up instant noodles. After spending weeks in hotels where the “kitchenette” is basically a mini-fridge with delusions of grandeur, having real counter space and proper appliances felt like luxury. The whole place has this clean, modern feel without being sterile – sort of like staying in a friend’s apartment if your friend happened to have really good taste and kept things tidy.
What I love about the Bayerova location is that you’re in this sweet spot where you’re close enough to the city center that you can walk everywhere that matters, but far enough out that you’re not dealing with the tourist chaos and late-night noise. The tram connections are honestly fantastic – you can get to the main square in about fifteen minutes, and there’s this great little market just a few streets over where locals actually shop. I spent most mornings grabbing coffee and pastries there instead of hunting down overpriced tourist cafes. The neighborhood has that lived-in feel where you see the same people walking their dogs and students heading to classes, which made me feel less like a visitor and more like I was just temporarily living there. Check-in was refreshingly straightforward too – none of that awkward hovering in a lobby waiting for your room to be ready. That 9.2 rating makes total sense when you experience how smoothly everything runs. If you’re the type who gets restless in traditional hotels and wants space to actually spread out and live a bit, this place delivers without any of the usual apartment rental headaches.

Nice Quiet Apartment with a few small imperfections.
The apartment is situated in a quiet residential area, with very good access to public transport, be it bus or Tram.
There are several restaurants nearby. A supermarket is situated about 2 minutes walk from the buildings' entrance. The main city square is about 20 minutes from the apartment, as is the pedestrianised area.
Everything was provided as listed. Water and beer were also provided and available for consumption.
Laundry and cleaning products are provided for guests' use.
Portable Floor mounted fans are provided as there is no air-conditioning. A large separate lounge area is provided together with a sofa. 2 separate entrances are provided to the Kitchen, Lounge area, and the bedroom.
The two large wardrobes which are provided for guests' use contain many hangers for clothes.
Be aware that the key may need to be collected from a nearby restaurant. Guests will be advised if this is required.
I never did meet the host.
What could be improved: The shower screen had only been cleaned using the supplied rubber blade. This fails to provide a smear free finish. Despite the bathroom and toilet being in separate rooms, only 1 hand towel was provided.
The circular grooved part of the shower head bracket was worn. Meaning that when the shower head was stowed, unless it was pointing upwards, its weight would cause the bracket to tilt downwards, thus causing the shower head to fall onto the floor of the shower tray.
Storage space in the bathroom is limited, with the top of the laundry basket being the main source of shelving space. With more space being provided inside the wardrobes, which are situated in the hallway between the entrance door and the toilet.
Only a small dustpan and brush are provided. Given the apartments' size, a larger brush would be more useful. Alternatively, a vacuum cleaner would be even better. I have stayed in several smaller apartments where one has been provided. It makes keeping the apartment clean a lot easier.

Great apartment and location
A conveniently located and quiet apartment suitable for long stays
This apartment (non-AC) with separate toilet and shower, sleeping room, living room, wardrobes (in apartment hallway) and kitchen (with washing machine and dishwasher) was very well-equipped with all the comforts you need for a long stay. The location was great for us as the apartment was very quiet at night. It was also close to supermarkets, cafes, restaurants and tram stop (lines 1 and 6). The building also has a lift which was a huge plus if you have big heavy luggages. Iva received us personally and explained everything very clearly about the apartment to us. She also surprised us with a lot of amazing goodies. I would highly recommend my friends to stay here.

What could be improved: Coffie extra paid (reasonably priced though) that is not in a booking description or in a photos. No doors (removed from the frame) in the living room

Optimal position, close to tram-lines 1 and 6, just 3 stations to downtown. Two-three restaurants, some bars and pubs within 250-300 m. Supermarkets in walkable distance. Apartment is located on the 2nd floor (out of 5), elevator makes it even for heavy luggage easy. Clean and contains everything that is needed for a short or even longer stay (even a dish-washing machine). Bathroom is quite small, but has a big shower tray, the WC is separate. Living is big and has a comfortable couch.
What could be improved: The (one-way) streets in the neighbourhood are quite narrow and there is an important pipe exchange project under progress, difficult to find a parking lot for those arriving by car. Majority is reserved for the ones living there. The street works look like to be continued some month from now. Iva helped us with registering free of charge our car in the parking system, but it is a challenge to find a free lot during working days. The apartment is big enough for 2-3 persons, a lot of details demonstrate care for the visitor. However, maybe in close future the flat needs a certain upgrade. To sum up, I would appreciate the flat with a 9, but for Iva's involvment and willingness to solve all (small) issues, her outstanding communications skills before and after our arrival, her care towards her guests, decided to upgrade it to 10.

Wonderful place to stay in
Moving around the apartment you can see that the host put the heart and soul to this place. The apartment is spacious, and every small details are nicely designed for your comfort. The kitchen is very well equipped, you can cook easily there, and there is a dishwasher as well. Maybe it is a small detail but I loved the bigger carpet near the shower cabin. The neighborhood is really nice, you can reach the old town in 30 minutes on foot. There is also a Lidl 1 minute from the apartment. I recommend this to accommodation to everyone!
Cosy, wonderful flat with nice little extras you don't automatically get elsewhere
15 minutes walk from the centre. Supermarket open till late accross the road. Lots of teas in the cupboard with milk and other refreshmentss in the fridge which makes all the difference when arriving tired. Also, a wonderful selection of books (mostly novels) in various languages which i imagine is a take one - leave one system.
What could be improved: Parking was fine with a space opposite the flat (public street parking) but you might have to wait a few minutes for a free space depending on time/day. Iva was very helpful with the parking info and she gave us the rest of her parking fee credit for the Friday overnight stay. It works out around 1euro per hour but many hours are free especially at the weekend.
