Look, I’ve stayed at my fair share of apartment hotels in Central Europe, and honestly? The City Center Apartments on Františkánská caught me off guard in the best way possible. You know that feeling when you’re expecting something pretty basic from a 3-star place and then – well, it’s actually really thoughtfully done. The building itself has this understated elegance that fits perfectly with Brno’s vibe, none of that flashy tourist trap nonsense you see closer to Prague.
What I love about this spot is how it sits right in the thick of things without feeling chaotic. Františkánská is one of those streets where you’ll see more locals than tourists grabbing coffee in the morning, which honestly makes you feel like you’re experiencing the real Brno. The apartments themselves are surprisingly spacious – I mean, you can actually unpack your suitcase and not feel like you’re living out of a closet. The kitchenette situation is legit too, not just some sad mini-fridge and microwave combo. I ended up cooking breakfast most mornings because there’s this great little market just a few blocks over where the vendors actually remember your face after a couple days.
The thing that really sold me though was how quiet it gets at night. During the day you’ve got that pleasant urban hum – people walking to work, the occasional tram in the distance – but come evening, it’s surprisingly peaceful. The soundproofing is better than you’d expect, which matters because some of these old buildings can be echo chambers. Check-in was refreshingly straightforward too, none of that overly formal hotel reception desk drama. The staff actually seems to know the neighborhood, which is rarer than it should be. When I asked about a good spot for dinner that wasn’t touristy, the guy at reception gave me directions to this little wine bar tucked away on a side street that I never would’ve found otherwise. That kind of local knowledge is worth its weight in gold when you’re trying to get beyond the guidebook version of a city. The 8.1 rating makes total sense – it’s not trying to be something it’s not, just a solid, comfortable base for exploring Brno that doesn’t break the bank but doesn’t feel cheap either.

The location is perfect, few steps from the train/bus station, main square.
What could be improved: In case you need to leave your luggage after checking out, it's a bit more inconvenient.

What could be improved: V zariadení práve prebiehali stavebné úpravy. Budova nie je nijako označená. Nevedel som sa dostať dnu, lebo mi včas neprišiel kód. Výťah nepremával až na moje 6. poschodie. V izbe neboli žalúzie na oknách. Veľké okno bolo pri posteli a aj v kúpeľni. Z dvora a okolitých okien bolo vidno dnu. Človek nemal pocit súkromia. Navyše človeka ráno budilo svetlo z vonka.

What could be improved: problém s oneskoreným poslaním kódu na selfcheckin, raňajky boli slabšie (teplé jedlá sme nemali ani v skoršom čase príchodu na raňajky)
Low rating is due to the lack of sleep I had during my stay however apartment and staff were nice :)
Comfy bed, good shower, clean room.
Could do with a few more options for breakfast however what was there was nice :)
What could be improved: Location was in the centre of Brno which is good however my room was situated to the square which had a lot of homeless constantly drinking and making noise until early hours of the morning, also builders painting outside my door at about 6/7am not ideal unless you have a reason to to get up early so needless to say I didn’t sleep too much!
Not worth it, look for something else
It’s nice in the center, close to many pubs and restaurants, easy entrance. There’s cafe right next to the entrance to the building.
What could be improved: The room was very hot with no AC, the owner will not tell you any more information. There was no warm running water to take shower in, in the bathroom sink when you turned on the warm water setting, the water stopped flowing. In the kitchen it was just cold. With all this it was extremely expensive and literally waste of money. When you try to compensate their faults, they will not even reply.
