You know what struck me first about City Center Apartments on Františkánská? It’s one of those places that actually lives up to its name – you’re genuinely in the thick of things in Brno, but tucked away on a side street that feels surprisingly peaceful. I mean, you can walk to the main square in about three minutes, but somehow the tourist chaos doesn’t really penetrate here. The building itself has this modern European apartment vibe – clean lines, glass, the kind of place where you feel like a temporary local rather than just another hotel guest.
The apartments are honestly pretty spacious for a European city center, which caught me off guard. You get actual living space, not just a bed crammed into a room with a tiny desk. The kitchens are properly equipped too – I actually cooked a few meals using ingredients from the farmers market near Zelný trh, which is just a short walk away. What I really appreciated was how quiet it gets at night, even though you’re basically surrounded by cafes and that whole buzzing Moravian Square area. The windows do their job, and honestly, the street itself doesn’t get much through traffic since it’s sort of tucked between the bigger thoroughfares. Parking can be a bit of a headache – well, it’s Brno’s old town, so that’s pretty much expected – but there are a couple of paid lots within reasonable walking distance.
Here’s the thing that really sold me on this place: it sits right in that sweet spot where you can stumble home from the beer gardens around Špilberk Castle without needing a taxi, but you’re also close enough to catch the trams heading out to Villa Tugendhat or other spots outside the center. The neighborhood has this authentic feel – you’ll hear Czech being spoken more than English, there are proper grocery stores instead of just tourist traps, and the coffee shops nearby actually cater to locals grabbing their morning fix. I spent quite a few evenings just wandering the narrow streets around there, and it never felt touristy or staged. The 8.3 rating makes sense to me – it’s not trying to be some luxury experience with marble bathrooms and concierge service, but it delivers exactly what you want: a comfortable, well-located base that feels like you’re actually experiencing the city rather than just visiting it. If you’re the type who likes having your own space and wants to feel connected to a neighborhood rather than isolated in some hotel bubble, this place really hits the mark.

What could be improved: the hosts seem to either not be well coordinated or they were having some troubles and we had some miscommunication regarding the breakfast
Lovely
The view in this corner apartment is beautiful! The bed is very comfortable. Breakfast was simple, but good. I like being able to access my Netflix account on the TV. I didn't cook, but there is a separate kitchen, which would be great for a longer stay.
What could be improved: The bathroom is small and awkward with only one small towel hook. There is one plug by the bed, so it was either plug in my phone there or the lamp overnight.
Simple room in the city centre.
Great location in the city center, close to the train station and public transport hub. Simple room with a private shower and toilet. Good value for the price, with breakfast included.

Clean room with a practical stuff for a few days stay, but still a lot of things missing, especially in the bathroom.
What could be improved: Cracked window glass and cold room.
No hot water, hob broken, lift not working. Otherwise everything was fine.
The apartment is spacious, and the bedroom is light.
The fittings and fixtures are new, and of good quality
The bed was very comfortable.
There was a proper kettle and proper teapot, and plenty of glasses.
Windows close with good sound isolation.
The apartment was available at 13.00 by special request, and the keys were easy to access.
What could be improved: No hot water so no shower, neither on arrival nor in the morning. We ran the water from 30 minutes but still the water ran cold. We did not appreciate not being able to shower after our journey to Brno!
The hob was broken, so no buckwheat and fried eggs for us for breakfast.
No power points by the bed, on either side.
The lift to the apartment 2 floors above the street was not working. There is no hand rail on the staircase to the apartment. We are old age pensioners so we found it tough carrying our heavy suitcases upstairs.
The 9.00am checkout time is unreasonably early.
We thought that 72 euros a night was quite expensive for October, although a Trade Fair may have raised prices.
Nice apartman, but could be better
The apartman is well located and clean.
What could be improved: Communication could be smoother on the part of the host, rather than always giving a template answer to questions. Some useful things to have in the apartment could be a coat rack, a soap holder in the bathroom, a toothbrush holder, another rug in the bathroom as the floor is quite cold there etc.

What could be improved: Access to the apartment was difficult. The code system did not work, we were only able to get in after several SMS connections and not only upon arrival, but also on the first day.
Another inconvenience.-elevator did not work (6ht floor).
Several apartments in the building are under renovation, maybe that's why

Great Value and Very Clean
Apartment was well-appointed and very modern. Very clean and nice finishes. Bedding was extremely clean. No issues with the apartment. A great value and I would definitely stay there again.
What could be improved: Apartment was on the 6th floor and unfortunately the elevator was not working when we stayed. There was also some construction on the floors below and it was loud early in the morning.
Nice apartment with a few drawbacks
This is a really spacious apartment, in good condition, well-equipped, clean, comfortable bed. Short walk to train station & Cabbage Market. Felt safe after dark. Host was gracious to accommodate my special request.
What could be improved: 1) Difficult to find entrance because direction from host is inaccurate. I circled the block 3 times in broad daylight with luggage in hand to finally locate the entrance door with key lock box outside.
2) No elevator.
3) My stay was a very hot Friday night. No fan/AC in apartment, hence windows needed to be kept open. Noise from loud drunks outside all night long.

Clean and pretty apartment in an excellent central position 3 minutes from the Brno train station. Nicely equipped kitchen and bathroom.
What could be improved: When we arrived (in the evening) the apartment had been prepped for two people instead of four, but the owner granted us access to a second room in the same building and guaranteed that the issue would be fixed by the next day. The next day no one came by to prep the second bed. At 7pm, after repeated messages, the owner called to tell us that there was in fact a prepped second bedroom in the apartment (there wasn't). She then once again redirected half of us to a different room. Finally on the third day a hostess came by in the morning, provided us with the extra pillows, duvets and towels we needed, and turned the sofa into a bed as it was supposed to be all along. While mistakes can and do happen, communication with the owner was spotty after the first evening and as a result a very easily solvable issue turned into a two night ordeal.
