I mean, you’re literally steps away from everything that matters in Brno’s historic center — the kind of spot where you can actually leave your hotel and stumble into the city’s best cafes and shops without even trying. The building itself has that perfect blend of modern comfort tucked into old-world charm that you hope for but don’t always find in Central European cities.
The Heart of Brno
Honestly, the location here is pretty exceptional — couples consistently rate it 9.5 out of 10, and after spending time in the area, I get why. You’re on Františkánská street, which puts you within a five-minute walk of the main square and all those gorgeous baroque buildings that make Brno so photogenic. What I really appreciated was how you can explore the city’s famous underground tunnels, check out Špilberk Castle, or grab dinner at one of those excellent traditional Czech restaurants without needing any transportation. The neighborhood has this lived-in feel too — it’s not just tourist central, but actually where locals go about their daily business.
Apartment Living
The apartments themselves strike that sweet spot between hotel service and having your own space. You know what I found really practical? Having a proper kitchenette meant I could grab fresh bread and local cheese from the nearby markets and actually enjoy them properly, rather than eating everything on the go. The rooms are modern and well-designed — nothing fancy, but everything works as it should, and the beds are genuinely comfortable (which honestly isn’t always a given with apartment-style accommodations in this part of Europe).
Morning Fuel
The continental breakfast setup works well for what it is — you’re getting quality basics that’ll fuel you for a day of exploring without any fuss. I actually preferred this approach to some overly elaborate hotel breakfast buffets, since you can eat quickly and get out into the city while it’s still quiet and perfect for photos. Plus, being right in the center means you’re surrounded by excellent local bakeries and coffee shops if you want to mix things up on different mornings.

The location score of 9.4 isn’t just marketing fluff — you really are in the absolute heart of Brno, which means less time getting around and more time actually experiencing the city. For couples especially, there’s something appealing about having your own apartment-style space where you can spread out a bit, plan your days over coffee, and feel less like you’re living out of a suitcase. It’s the kind of place that makes a city break feel more relaxed and authentic, rather than rushed and touristy.

location - proximity to the main train station
What could be improved: the hosts seem to either not be well coordinated or they were having some troubles and we had some miscommunication regarding the breakfast
Lovely
The view in this corner apartment is beautiful! The bed is very comfortable. Breakfast was simple, but good. I like being able to access my Netflix account on the TV. I didn't cook, but there is a separate kitchen, which would be great for a longer stay.
What could be improved: The bathroom is small and awkward with only one small towel hook. There is one plug by the bed, so it was either plug in my phone there or the lamp overnight.
Simple room in the city centre.
Great location in the city center, close to the train station and public transport hub. Simple room with a private shower and toilet. Good value for the price, with breakfast included.

Clean room with a practical stuff for a few days stay, but still a lot of things missing, especially in the bathroom.
What could be improved: Cracked window glass and cold room.
No hot water, hob broken, lift not working. Otherwise everything was fine.
The apartment is spacious, and the bedroom is light.
The fittings and fixtures are new, and of good quality
The bed was very comfortable.
There was a proper kettle and proper teapot, and plenty of glasses.
Windows close with good sound isolation.
The apartment was available at 13.00 by special request, and the keys were easy to access.
What could be improved: No hot water so no shower, neither on arrival nor in the morning. We ran the water from 30 minutes but still the water ran cold. We did not appreciate not being able to shower after our journey to Brno!
The hob was broken, so no buckwheat and fried eggs for us for breakfast.
No power points by the bed, on either side.
The lift to the apartment 2 floors above the street was not working. There is no hand rail on the staircase to the apartment. We are old age pensioners so we found it tough carrying our heavy suitcases upstairs.
The 9.00am checkout time is unreasonably early.
We thought that 72 euros a night was quite expensive for October, although a Trade Fair may have raised prices.
Nice apartman, but could be better
The apartman is well located and clean.
What could be improved: Communication could be smoother on the part of the host, rather than always giving a template answer to questions. Some useful things to have in the apartment could be a coat rack, a soap holder in the bathroom, a toothbrush holder, another rug in the bathroom as the floor is quite cold there etc.

Location perfect, cleanness very good, but some equipments would be nessesery. (microwave, toaster, kettle)

What could be improved: Access to the apartment was difficult. The code system did not work, we were only able to get in after several SMS connections and not only upon arrival, but also on the first day.
Another inconvenience.-elevator did not work (6ht floor).
Several apartments in the building are under renovation, maybe that's why

Great Value and Very Clean
Apartment was well-appointed and very modern. Very clean and nice finishes. Bedding was extremely clean. No issues with the apartment. A great value and I would definitely stay there again.
What could be improved: Apartment was on the 6th floor and unfortunately the elevator was not working when we stayed. There was also some construction on the floors below and it was loud early in the morning.
Nice apartment with a few drawbacks
This is a really spacious apartment, in good condition, well-equipped, clean, comfortable bed. Short walk to train station & Cabbage Market. Felt safe after dark. Host was gracious to accommodate my special request.
What could be improved: 1) Difficult to find entrance because direction from host is inaccurate. I circled the block 3 times in broad daylight with luggage in hand to finally locate the entrance door with key lock box outside.
2) No elevator.
3) My stay was a very hot Friday night. No fan/AC in apartment, hence windows needed to be kept open. Noise from loud drunks outside all night long.

Clean and pretty apartment in an excellent central position 3 minutes from the Brno train station. Nicely equipped kitchen and bathroom.
What could be improved: When we arrived (in the evening) the apartment had been prepped for two people instead of four, but the owner granted us access to a second room in the same building and guaranteed that the issue would be fixed by the next day. The next day no one came by to prep the second bed. At 7pm, after repeated messages, the owner called to tell us that there was in fact a prepped second bedroom in the apartment (there wasn't). She then once again redirected half of us to a different room. Finally on the third day a hostess came by in the morning, provided us with the extra pillows, duvets and towels we needed, and turned the sofa into a bed as it was supposed to be all along. While mistakes can and do happen, communication with the owner was spotty after the first evening and as a result a very easily solvable issue turned into a two night ordeal.
