You know what really struck me about City Center Apartments on Františkánská? It’s one of those places where the name actually tells you everything you need to know – you’re literally in the thick of everything, but somehow it doesn’t feel chaotic. I mean, when I first walked up to number 17, I was honestly expecting the usual city center trade-offs (tiny rooms, street noise, tourist trap vibes), but this place sort of breaks that mold in the best way.
The thing about staying right off Římské náměstí is that you’re basically living like a local Brno resident for however long you’re there. I’d step out in the morning and grab coffee from this little place around the corner – not because someone recommended it, but because it was just… there, filled with people heading to work. The apartments themselves feel properly lived-in without being worn down, if that makes sense. Everything works the way it should (which honestly isn’t always a given with apartment-style accommodations), and there’s this nice balance between having space to spread out and still feeling cozy. The 4-star rating feels right – it’s not trying to be fancy, but it’s definitely comfortable and well-maintained.
What I really appreciated was how quiet it gets at night, even though you’re surrounded by the city. Františkánská isn’t one of those main drags where trams are clanging by at all hours, but you can still walk to Zelný trh or the cathedral in maybe ten minutes. Actually, that’s probably the sweet spot of this location – close enough that you’re not constantly planning transportation, but tucked away enough that you can actually sleep. The 8.4 rating makes total sense to me because it’s the kind of place that just works without any drama. Check-in was straightforward, the space was clean and functional, and I never had that nagging feeling that I was missing out on some better neighborhood. I’d definitely stay here again, especially if I wanted to feel less like a tourist and more like someone who just happens to be visiting Brno for a while.

What could be improved: Booked twin bed room, but there was so tiny single bed. Not comfortable at all

Kind and helpful staff. Good location, at the edge of city center, main square and train station were close. Relative it was cheap comparing to other accommodations that day. Room seemed newly refurbished. Small kitchen area in the room.
What could be improved: No A/C was installed, so window needed to be opened. Drunken locals was yelling on the street for a long while during the night. Unfortunately curtain did not cover the window, so the sun woke me up at early morning.

the accommodation has a very good location. the staff is very kind and helpful. unfortunately we never managed to talk to the lady in charge :(, she is very lucky to have such great colleagues!!!
the building and the room are very modern and clean. the breakfast was good at Kimgasloa:)
What could be improved: we had a great time. there was a small misunderstanding that the lock code only allowed entry at 3pm and we wrote a letter so we could put our luggage in.

Close to the bus station and train station and close to center of town. Place was very clean and had everything I needed for the night with a great view of the city. The free breakfast and the elevator were nice added bonuses to an already great apartment.
Ottimo appartamento a Brno
The apartment is great, great location in the city center and easy to access. Inside there was everything you need for your stay.
What could be improved: The ad said breakfast was included but it wasn't, except for some tea bags in the kitchen, but it wasn't what I expected. It wasn't a problem anyway.

The location was excellent, a little loud sometimes at night, but that was to be expected.
What could be improved: The breakfast was a little poor. The only hot food was sausages and eggs which had all been eaten when I arrived. There was a member of staff but she wasn't too eager to do much.

Very comfortable and fully equipped property. The room is big enough and the kitchen offers everything you may need for basic cooking. Clothes drying stand is a nice bonus.
Breakfast was very good and the delivery time exactly matched what we agreed on.
Definitely a very good value for the price.
