The building sits right on Františkánská street, and honestly, you can’t get more central than this in Brno. It’s one of those four-star properties that doesn’t try too hard to impress you with flashy lobbies — instead, it just delivers exactly what you need in a spot that’s absolutely perfect for exploring the city. The straightforward approach to hospitality here means you’re getting genuine comfort without unnecessary frills.
Location & Neighborhood
I mean, when couples rate the location 9.6 out of 10, you know something’s working. You’re literally steps away from Zelný trh (the cabbage market) and about a three-minute walk to the main square. What I love about this area is that you’re surrounded by those beautiful Moravian buildings, but you’re also right where all the good restaurants and cafes are happening. The trams are close by too, though honestly, you’ll probably end up walking everywhere because it’s all so accessible from here. The neighborhood truly captures the essence of central Brno with its mix of historic charm and contemporary vitality.

These aren’t your typical hotel rooms — they’re actual apartments, which makes such a difference when you’re staying for more than a night or two. You get a proper kitchen (not just a mini-fridge situation), and the spaces feel like someone’s well-designed city flat rather than a generic hotel room. The modern touches work well with the building’s character, and there’s enough space to actually unpack and settle in. You know what’s nice? Having a place to store groceries from the local markets without everything getting cramped. Each apartment is thoughtfully appointed to balance contemporary comfort with the historic character of the building.

What I actually prefer about staying here is that having your own kitchen means you can grab some of those amazing Czech pastries from the bakeries nearby and have coffee on your own schedule. There’s something really appealing about being able to pop down to the local shops and bring back some Moravian wine or local cheese to enjoy in your own space. This flexibility transforms your stay into a more authentic local experience.

Very nice Central located appartment, easy check in, clean!
Excellent for short stay - close to everything!
I didn't get reply immediately, so I was little upset, as some previous guests mentioned some issues. Nevertheless, on the day of arrival I got all information and the entrance in the building and in the room was very smooth. It felt nice not losing any time on arrival.
The room was not big, but it had everything inside. Having small kitchen is nice, especially a big fridge with refrigerator. Coffee machine is a privilege, while in the breakfast room there was also free coffee, tea and water.
The biggest plus is the location, as it is almost next to the bus stops (only Grand Hotel is closer), close to the train station, as well close to the main square.
What could be improved: It was pretty hot in the room, as the sun was into it from the very morning. I didn't have that much issues, but I personally like the morning sun, especially in the spring and autumn.
There was no air-condition, so staying in the room during the day was not really polite.
The night was OK, as I could sleep with the open window - there is safety net on it.
I had an afternoon train, so it was not fine that I could not leave my staff - even that it was only a small back. I can imagine that there had been some issues with previous guests, related to the luggage, but for some people - it can be decision-making thing.
Great value for money
Top location, everything is close, 5 min walk from the main train station, cafe right next door, whole city centre just around the corner. Easy access, no need to carry keys around. Decent breakfast included in the price of booking. Apartment was spacious, with great view. The design was not extra modern, but it was definitely sufficient for my stay and comfortable.
What could be improved: The property asked for ID prior to arrival (immediately after booking, otherwise they would cancel it) and I got no response to that message or several after, which did not seem trustworthy. This was resolved after I contacted the property via phone.

Nice place to stay, comfy bed, well equipped kitchen.
At first it seems like a dodgy location, just above a reefer cafe or weed store but once you’re inside the building it’s a totally legit, clean appartment. The elevator works, heating works and there’s a fully equipped kitchen if you fancy cooking.
What could be improved: Not a deal breaker but I wasn’t too keen on the small bedsheets. I’d advise the owner to get a bigger size, that would definitely improve comfort, especially during those cold Polish winter nights! Also, I would add some furniture in the appartment. Maybe a sofa, or a chair. It’s a bit empty now.
Great apartment
The apartment was clean, and the location was awesome. It's near the city landmarks and even though it's located in the city centre, there was no noise from the street heard in the room.
The bed was exceptionally comfy!
The bathroom was clean too, although there was a bath not a shower.
Self check-in was not problematic as the instructions given to me were clear and precise.
What could be improved: It's very high and there are many stairs to climb. I had no problem with that since I myself live on the 5th floor without an elevator, but it might be an issue for some people.
Also, I could hear the neighbors.
Short trip to Brno for food and drinks.
The property was very well located and clean. The boxes holding the keys were very modern and we got the keys easily. The hosts were also very pleasant and prompt with their answers.
What could be improved: Could hear water in the pipes at night. Nothing horrible just surprising on the first night.

What could be improved: the key was in one of three lockers and it was hard to find out which it was since the host speaks only Czech. But after figuring that out everything was fine
